SA’s most popular homes of the week

6 Arundel St, Vale Park was the most viewed SA property on realestate.com.au this week.

THE agent selling this week’s most popular home in SA laughs and says he knows why so many people are looking at it.

“It’s because it’s Vale Park and it’s cheap,” Richard Thwaites says of the of the deceased estate at 6 Arundel St, Vale Park, which is being advertised with an auction price guide of $380,000 – well below the suburb’s $657,000 median house price.

The partially-renovated home, which is on a block of 393sqm, is lacking a kitchen and a laundry but was SA’s most viewed house on realestate.com.au this week.

Mr Thwaites, of LJ Hooker Kensington/Unley, was not surprised to hear of its popularity.

“I’ve had a lot of interest and I’ve had a lot of people look at it,” he says.

“I had 50 groups through at the first open inspection on Saturday. In a little house that’s a lot, and I had about 20 on Wednesday.”

The Vale Park home currently has no kitchen or laundry.

He says serious interest is coming largely from people looking to knock down and build their dream home on the site which is about 8km northeast of Adelaide’s CBD.

“At the end of the day it’s probably (appealing for) land value,” he says, explaining the home has a 15m frontage, meaning it will suit for many readily-available new builds, subject to council consent.

Mr Thwaites says the bedrooms are too small to fit anything larger than a double-size bed and, the home, which also includes a lounge and a kitchen/dining room is essentially the size of a unit at about 90sqm.

The selling agent says the Vale Park home’s bedrooms would not fit anything larger than double beds.

As such he suspects it will be too small to interest the renovation market.

“If you’re going to renovate something you’ve got to have a reasonable size,” he says.

“You would never build onto it- it’s not worth the money.

The Vale Park home is on a 393sqm block.

“Renovators are looking at it and saying ‘Wouldn’t this be great if it was 130sqm or 140sqm?’.”

He says interest in the home reflects market demand for inner suburban blocks.

“There’s strong demand for near-city land and not the narrow ‘gun barrel’ blocks,” Mr Thwaites says. ‘This one is 393qm but the frontage is great.”

According to CoreLogic, the property last sold in December 2013 for $395,000.

The home will go to auction on Thursday, December 21 at 10.30am.
