A LOCAL Newtown buyer knows the area of his new investment property well considering he lives in the same street.

The buyer, who was bidding through a friend, secured 63 Bond St, Newtown for $90,000 above the reserve price.

Bidding started at $600,000 and four parties bid for the charming four-bedroom weatherboard cottage before McGrath, Geelong agent Will Ainsworth sold it for $780,000.

Mr Ainsworth said there were several other parties that didn’t get a chance to bid on the day.

“There were a lot of young couples looking to buy and do a renovation, the location doesn’t get much better than this,” he said.

“There is a lifestyle dollar in that amount, it was about how much people really wanted it.”

The cute cottage is in a fantastic location.

Mr Ainsworth said there was a lifestyle element to the property as it was metres from Pakington St cafes and shops, a short walk to Kardinia Park and the Barwon River and not far from the Geelong CBD.

He said the buyer was really happy the property went to auction instead of private sale.

“He was pleased as it was a really transparent process and he could see the other interest and what others would pay for it,” he said.
